The Maintenance Assistant keeps and maintains the grounds, community, and equipment in a safe and effective manner, in accordance with established procedures, and as directed by the Maintenance Director, to assure that a successful, viable maintenance program is sustained at all times. The ideal Maintenance Assistant will have a general mechanical aptitude and be experienced with the use of hand tools and other general maintenance equipment. In addition, he/she will have a high school diploma/GED and some prior relevant experience.
A representative list of duties and responsibilities is as follows:
-- Perform routine maintenance on grounds, parking area, driveways, etc., as necessary/directed
-- Plant bedding plants
-- General maintenance of grounds including weeding, fertizling, etc.
-- Perform routine maintenance and repair on the community and equipment to include plumbing, plastering, electrical, carpentry, mechanical, etc., as directed in accordance with established procedures
-- Follow all established safety procedures and precautions when performing maintenance service
-- Maintain general plant and facility in good repair, ensuring a safe, clean, and orderly environment
-- Clean windows and screens as needed
-- Replace all burnt out light bulbs and performs housekeeping duties in very high places
-- Report all incidents/accidents to the administrator immediately
-- Service heating and cooling systems as specified by the manufacturer and in compliance with established procedures
-- Perform unscheduled maintenance tasks as directed
-- Report equipment malfunctions or breakdowns to your supervisor as soon as possible
-- Report all unsafe conditions to your supervisor immediately
-- Ensure maintenance supplies have been replenished in work areas as necessary
-- Ensure that maintenance schedules are followed
-- Attend and participate in in-service educational classes and on-the-job training programs
-- Attend and participate in workshops, seminars, etc., as approved
-- Assure that the facility and its equipment is properly maintained for resident comfort and convenience
-- Assure that work areas are clean and equipment, tools, supplies, etc. are properly stored before leaving such areas on breaks or for end of workday
-- Keep your work area(s) free of hazardous conditions, i.e., grease/oil spills, excess supplies, etc. to assure that all established safety rules/regulations are followed
-- Follow established policies and procedures concerning infection control when performing maintenance services in isolation areas
-- Attend infection control meetings
-- Clean sewer system weekly (clean, check valves on compression airflow, add chemicals as required), clean drains with enzymes
-- Check and maintain sprinkler systems and fire alarm systems
-- Check water supply pressure tank
-- Clean grease screens above stove monthly
-- Clean clothes dryer vents monthly
-- Clean rain gutters and tar roof as needed
-- Check water faucet temperatures daily
-- Check electrical ground of outlets yearly
-- Cover tank room windows in fall, uncover in spring
-- Winterize lawn mower yearly
-- Do a monthly maintenance checks
-- Must have a current dirver license; and follow company auto policy
-- Perform other duties as assigned by supervisorEstimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
